Manufactured Homes Knowledge Base
Manufactured homes? ? My wife and I went house hunting today. She really fell in love with a manufactured ranch. It is newer (was built in 2001) but it appears to have major problems. There are stains on the ceiling - it appears that the roof may be leaking. When I went into the basement it was flooded in ankle-deep water. I spoke to a roofer today who said that a good roof should last 15 to 30 years depending on the quality of the installation and shingles. He also said it isn't uncommon for basements to sometimes have leaks, but that it certainly isn't normal for a basement to have ankle deep water. Is this typical for manufactured homes, is it common to see half-@ss workmanship like this? Or is this one just a lemon? PS - Its not a cheap manufactured home either. It is actually more expensive than most of the stick homes we've been looking at.
manufactured homes....? Can you tell me the pros and cons of purchasing a manufactured home and the pros and cons of purchasing a used one thank you
Manufactured Homes? My husband and I bought some land and need to put a Manufactored Home on it until the house on the property has been fixed up (roof, floors, walls the works!) But I am having a hard time finding vendors in California who sell NEW double or triple wide trailer homes. Does anyone know of a good dealer in CA? I want a new one becuase after the house on the property in finished I want to sell the Trailer home and get some of the $ back. Any information you have will be greatly appreciated! Thanks!!!
What do you think of manufactured homes? I think good quality manufactured homes by companies like Palm Harbor and Silvercrest are just as good quality as site-built stick-built homes. Of course the good quality manufactured homes cost a lot more than the cheap ones. Manufactured homes have the advantage of being built inside a controlled environment and away from the weather. They also are built more precisely and are more air-tight than traditional stick-built homes. I think good quality manufactured homes are very nice homes. Opinions?
Are Manufactured Homes a decent way to get into a home? I'm really wanting to get into a place of my own but HATE living in apartments since in my eyes its just throwing away money because rent is about as much as a mortgage payment. However, I don't make much money and houses in the North West are very expensive now. It's impossible to find anything within 20 miles thats within my price range. Even condos are outrageously priced! I've noticed Manufactured Homes for sale thats within my price range and was thinking of getting one and living in it for a few years, after which I could use the money I get from selling it as a decent down payment on a cheap condo. Granted the manufactured home will depreciate a decent amount but I'm hoping I could get at least 75% of what I paid for it pricing it low enough to be attractive to the next buyer. I'll also rent out the other 1 or 2 bedrooms to help soften the payments. My question, is this a viable method since I'm not a rich guy? Or just a waste of time/money?
Can anyone give advice on the company Palm Harbor that produces manufactured homes? My fiance and I are looking into buying a manufactured home (not a trailer) as our first home and we are wondering if anyone can give feedback on this company. They have wonderful floor plans and great square footage, but we are worried about their warranties and gaurantees. If anyone knows anything about Palm Harbor Homes, please let me know, any info is greatly appreciated! Thank you!
manufactured homes brands good or bad? I am near the point of purchasing a manufactured home and have narrowed the choices down to the following brands not necessarily in this order: Silver Crest, Skyline, Karsten, Fleetwood, Clayton, Golden West, Kit Homes. I think Fleetwood is at the bottom of the list as the local plant #17 in Woodland Calif. has been decertified by HUD several times over the last few years (Currently decertified). Any one have experiences with any of these brands?
Do mobile homes/manufactured homes increase in value if on a permanent foundation and titled with land? We're house hunting and on a very tight budget- under 100,000. We DO NOT want to live in a city, despite is being cheaper and we are REALLY not big on townhouses/row homes. There are two properties we have been looking at - One is is in a BEAUTIFUL area where the land itself would SURELY go up in value over time. It is a single wide mobile home with a stick build permanent addition. This one does not currently have a permanent foundation but we would add one in time if we purchased this. The second one I'm not sure if it considered a mobile or manufactured home. It's in a really nice country area with lots of farmland, and the home is on a permanent foundation already and is in immaculate condition and completely renovated- looks just like a really nice little ranch home, pretty much. Now both properties are titled with the land, and there's very little else at this time to consider because of our budget. My only concern is would the property values go up in either situation?
What's the best replacement flooring for manufactured homes? We are looking to install laminate, wood, bamboo, tile or other flooring alternative instead of the sheet goods that will come with our new manufactured home. Do you have any suggestions or recommendations? This flooring will cover the marriage line between the two halves of the unit, which is the area that concerns me the most.
Are all manufactured homes in trailer parks or are some in regular neighborhoods? I live in a very expensive city (San Diego). I plan on being here for a while longer but don't want to piss money away on rent anymore. The only thing I can afford to buy out here is a manufactured home because a decent 500sq ft. condo or townhouse out here won't go for less than $275K (yes I said 500 sq ft ridiculous, I know) and of course if I'm paying a mortgage, I want more room. I grew up in the suburbs and know nothing about this. Any info would be helpful.
Where can I find ratings for mobile/manufactured homes? My husband & I are looking to buy a new mobile/manufactured home (single-wide). I can't find ANYTHING on the internet that rates the different brands/makers. The only thing I could find was for a book that you had to order. We have found a Fleetwood that we just love, but we wanted to check the ratings on it. Any help would be greatly appreciated!!
Do brand new manufactured homes in a park appreciate? I'm about to buy a brand new manufactured home that is about to be put in a park where I rent the space it sits in for a certain amount a month. Now, the area it sits in is right next door to a growing city. Does that mean the value of my manufactured home will appreciate? And as this being my first house ever...do you think purchasing a manufactured home will be a great place to start? Then move onto a bigger house someday? I'm only 22, so everything is still new to me.
Is there a lender that finances manufactured homes? I have had it with my unhelpful loan officer. He has told me and my mom for two months now that he is still in the process of finding a lender who will finance the manufactured home me and my mom want to purchase in the city of Perris, CA. Does anyone out there know of a lending institution that will approve us so that we can purchase this manufactured home? And yes, it is affixed to the ground on a permanent foundation.
Are Cement piers the same as a foundations regarding manufactured homes? I am wanting to get a manufactured home, in a park, funding is tough right now obviously. And Im trying to look into a USDA Rural Development loan. I have many questions I guess, but mainly, are the Section 502 Loans, Direct Loans, available for purchasing a manufactured home that is to be set up in a park? And if so, are the cement piers that go underneath considered a "permanent foundation"? Thanks to anyone that knows anything about this! :)
What's the truth on "manufactured homes"? Is it a trailer? Is it not a trailer? What is the difference between a mobile home and a manufactured home? Does it lose its value as quickly as a mobile home does?
what companies refinance manufactured homes? I am looking to refinance my manufactured home (double wide) I recently went through a divorce and would like to get the loan in my name only. I have tried to look for a refinance company online, but I run into a lot of walls because it is a "mobile home." it is on a crawl space, not a full basement. Anyone have suggestions?
Where could I find affordable manufactured homes north of Houston? I want to buy a home, but dont want to be stuck with a 30 year mortgage or get in over my head of what I can afford. Resale value of log home and manufactured homes? I am looking at a piece of property with a prefabricated home and would like to build a log home on the same lot. What are the resale values for these two types of homes? The closest attraction is a golf course.
What are the guidelines for FHA Manufactured HOMES? This is a doublewide - what is underpinning and is it required? Does the doublewide have to be fixed to the ground or can it be sitting on blocks? How does it need to be fixed? Thanks. Please be detailed! I will vote you best answer
Question about double wide Manufactured homes? We are looking at buying a double wide and was looking for any suggestion on brands, what to look for in a home and tips on negotiating prices. Like how much you could get the price down?
Why do manufactured homes depreciate? Is this normal? OMG, the latest nightmare in my quest for home ownership is my insurance company. They said that because my house is manufactured, it decreases in value over the years, and they are only willing to insure in for the current depreciated value, which is only about 1/4 the actual sale price. Is this normal? If so, why? Wouldn't it increase in value like a "real" house?
Anyone know where I can find a roug estimate guide on manufactured homes?? Please help me? Well we are in the process of purchasing a 4.5 acre lot which is beautiful we are wanting to do the manufactured home route. By the way my mother is a real estate agent and I do know that these homes don't hold their value we plan on living here for a long period of time if not indefinatly. I need to know where I can find online a price guide on these homes? How do they get their figures and what not, I am going to be calling in the morning to a few different places but I am a little antsy about the whole thing so I would love to see some price guides. I love in West Virginia but really close to Pittsburgh so if anyone could help me I would greatly appreciate it. Also if someone can suggest a really good manufactured home company I would really appreciate it. Thanks in advance i am not looking for a mobile home here is an idea of what i would like http://www.deluxebuildingsystems.com/details.asp?cat=1,2&id=20 not that model but this is what is called a manufactured home where I live I don't know if that is the correct term or not but they look just like houses but are brought in, in 4 or more pieces and then assembled instead of building from ground up
Do you register manufactured homes to DMV? They build them in 2 sections and then they haul them to the site and put it together. It doesn't look anytyhing like a vehicle. It doesn't have wheels, it doens't have motors. Is it true?
Where can you find manufactured homes? I've posted a link below that shows a luxury manufactured home but I can't seem to find any other sites besides that one. Like the ones that several celebrities have in Malibu, CA. Not quite that pricey but in that direction. http://www.palmharbor.com/our_homes/ext-popup.jsp?id=Exterior%20at%20Night
Is a mobile or manufactured home a good buy in Florida compared to regular homes? I've been looking at home prices and although many homes have been reduced in price it seems that mobile and manufactured homes are much less expensive and I'm wondering if that would be the best investment for someone like myself who doesn't have a lot to invest right now. I also noted that property taxes are next to nothing for these homes and that makes it even more attractive. Do some come with land ownership?
